Ask a property manager what goes wrong on a turn and you'll hear the same story with different names in it. The painter finished Tuesday, but the flooring installer can't get there until Thursday. Nobody told the cleaners the unit was ready. It's Friday afternoon, there's a lease signing Monday, and someone has to drive over to find out whether the place is actually done.

We started The Turnover Team to make that drive unnecessary.

The idea was simple: put every trade that a turn needs under one roof, on one schedule, answering to one person. Painting, flooring, repairs, kitchens, bathrooms, and cleaning. You call once, we handle the sequencing, and you get one invoice instead of four.

More than a decade later, we've completed over 16,800 turns and run better than a hundred a month across seventeen counties in western and central New York, with crews in Buffalo, Rochester, and Syracuse.

What makes it work is that the people doing the work are ours. Our technicians are employees, not subcontractors. A distinction that seems small until a sub takes a better paying job mid week and leaves your unit half painted. Ours arrive in uniform, background checked, and trained to one standard, so a turn in Onondaga County looks like a turn in Erie County. It's also why we put a completion date in writing before we start.

Many homes and apartments in our service area predates 1978, so lead safe work is a routine EPA requirement rather than an occasional one. We're an EPA Lead Safe Certified Firm with accredited supervisors and renovators on staff.
